Privacy Policy

RentWise is a public forum where renters share opinions and first-hand experiences about landlords, property managers, and rental properties. This Privacy Policy explains what information we collect when you use our website, how we use it, what we publish, what we never share, and the controls you have over your own data.

This policy is provided for transparency. It is not legal advice. If you have questions about how privacy law applies to your specific situation, talk to a lawyer.

What we collect

We try to collect as little personal information as possible while still being able to run the service. Specifically:

Account information that you give us when you sign up: your email address, the display name you choose, and any optional profile information you add (such as an avatar or a real name on your account).

Content you post: the reviews you write, the ratings you choose, and the tags or property associations you select. Reviews are tied to your account internally but are displayed publicly under your display name, not your email or real name.

Technical information in the form of aggregate analytics from Cloudflare Web Analytics. Cloudflare records anonymous page-view counts and basic referrer data without using cookies or storing personally identifying information about individual visitors.

Limited authentication metadata that Supabase Auth needs to keep you signed in: a session token stored in a secure cookie, a hashed password (we never see or store your plain-text password), and standard sign-in event timestamps.

What we do not collect

We deliberately avoid collecting certain categories of data. We do not record IP addresses on review rows. We do not run device fingerprinting. We do not store your physical location beyond the moment you opt into a geolocation search, and we discard that location once the search is done. We do not load third-party advertising trackers or behavioral profiling scripts.

What we display publicly

Public review pages on RentWise show your display name, the body of your review, the rating scores you gave, and any property or landlord tags you attached. Public pages never display your email address, your real name (unless you explicitly opt in per review), or any IP information.

If you choose to add a verified-renter badge to a review (by uploading a lease document for our internal verification), the badge is visible but the lease document itself is not.

How we use your data

We use the information described above to operate the service, including:

  • Hosting and serving the reviews and ratings you publish.
  • Sending you transactional email such as signup confirmations, password resets, and notifications related to features you have opted into (like landlord follow alerts).
  • Handling moderation and abuse reports, including evaluating takedown requests and reaching out to involved parties when needed.
  • Preventing fraud, spam, and other policy violations.

We do not use your data to build advertising profiles, sell access to any third party, or train external AI models.

Sharing and sub-processors

We do not sell your personal information. We do not share it with third parties for marketing or advertising purposes.

To operate the service we rely on a small number of vetted sub-processors. Each processes only the data needed to perform its function:

We may add or change sub-processors over time. Material changes will be reflected in the next update to this policy.

We may also disclose information when required to do so by valid legal process (a court order, subpoena, or similar binding request), or to protect the safety of users or the public when we believe in good faith that disclosure is necessary.

Your controls and rights

You can manage your data at any time from your account settings:

  • Edit or delete a review you wrote. Deleted reviews are removed from public view.
  • Delete your account. Deleting your account hard-deletes your personal profile data. For each of your reviews, you can choose to delete them outright or to keep them published in anonymized form (display name removed, contents preserved as a public record of the rental experience).
  • Export your data. You can request a copy of the account data and review content tied to your account.
  • Turn off email notifications for follow alerts and other optional emails, while still receiving the transactional email needed to operate your account (password resets, security notices).

If you are a California resident, you have rights under the CCPA/CPRA including the right to know, the right to delete, and the right to opt out of any sale or sharing of personal information (we do not sell or share for cross-context behavioral advertising). If you are in the European Economic Area or the UK, you have rights under the GDPR including access, rectification, erasure, restriction, portability, and objection. Cookies and similar technologies

RentWise uses a small set of strictly necessary cookies for authentication, set by Supabase Auth. We do not use advertising cookies, cross-site tracking cookies, or third-party analytics that rely on cookies. Because we do not use tracking or profiling technologies, we do not display a consent banner.

Children

RentWise is intended for adults. You must be at least 18 years old to create an account or post content. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us with personal information, contact us and we will delete it.

Security

We take reasonable, industry-standard steps to protect your data:

  • All traffic to RentWise is served over HTTPS via Cloudflare.
  • Passwords are hashed by Supabase Auth and never stored in plain text.
  • Database access is governed by row-level security policies that restrict who can read and write each row.
  • Internal access to production systems is limited to the smallest group needed to operate the service.

No method of transmission or storage is perfectly secure. We work to keep your data safe but cannot guarantee absolute security.

Data retention

We keep your account data and reviews for as long as your account is active. If you delete an individual review, we remove it from public view immediately and hard-delete it from our database within a short window. If you delete your account, we hard-delete personal profile data within 30 days. Aggregate analytics that do not identify any individual user may be retained indefinitely.

Changes to this policy

We may update this Privacy Policy to reflect changes in the service, in our sub-processors, or in applicable law. When we make material changes, we will update the Last updated date at the top of this page and notify account holders by email.

Jurisdiction

This policy is governed by the laws of the State of Minnesota in the United States. Any dispute relating to this policy follows the governing-law provisions in our Terms & Conditions.
